Deka Immobilien acquires new premium logistics facility near Paris

Deka Immobilien has just acquired a top-notch new build logistics facility in the largest European metropolitan region, Île-de-France, near Paris. The seller is Gemfi, the development subsidiary of the French real estate company Gicram Groupe.

The state-of-the-art property is leased to Zalando SE, a leading European e-Commerce destination for fashion and lifestyle. The company will supply customers in France and the neighbouring markets from this central location in the future. The E-Commerce Fulfilment-Center has been custom-tailored to meet the user's needs.

We contractually secured the new construction project in mid-2022 for around EUR 160 million and are now incorporating it into the portfolio of our flagship, the open-ended mutal fund Deka-ImmobilienEuropa. 

The logistics location in `Montereau-sur-le-Jard´ is a technological showcase project for E-commerce and fashion logistics and will be Zalando's first logistics hub in France. It is located in the `Zone d'Aménagement Concerté (ZAC) du Tertre de Montereau´, on the edge of the most active Parisian logistics market `Grand Paris Sud´. The region is considered the strongest location in the entire French logistics corridor `Dorsal Logistique´.

The rentable total area of more than 140,000 sqm includes 12,600 sqm of office and social space, as well as a staff canteen plus 1,660 sqm of terrace space and parking spaces for over 60 HGV and over 1200 cars; of which more than 200 are equipped for e-charging.

The logistics concept also includes important sustainability measures

  • Photovoltaic system on the roof:   Up to 50% of the site's electricity demand is self-generated in this way;
  • Energy-saving lighting, thermostats, and timers;
  • Worth mentioning: Over 800 trees will be planted around the property on the 20-hectare site to visually integrate the location into its surroundings.
  • BREEAM® Excellent certification is aimed for the materials used, waste management, as well as water and energy consumption
